K Rend & silicone render
Through-coloured render on houses, extensions and new builds.
Rendering in DidsburySouth Manchester period property — high ceilings, original features and walls that have never been flat in their lives.
Didsbury, Withington and Chorlton are mostly internal work for us. The area is dominated by Victorian and Edwardian housing, and the jobs reflect that: ceilings, full re-plasters, and making good after the sort of alterations people make when they’re modernising an older house.
Rendering does come up here, but more often at the back of a property or on an extension than across a whole frontage — much of the brickwork around here deserves to stay visible.
Victorian and Edwardian villas, semis and terraces, a lot of them converted into flats at some point and some since converted back. Original lath and plaster is still common, as are picture rails, deep cornices and ceiling roses that need working around rather than through. Damp from failed pointing or blocked gutters turns up more often than in newer stock.
On period property we’d always rather see the job before pricing it. Photographs help, but the amount of work in an old wall only really shows when you get up to it.

Questions
Yes, and it’s worth doing properly. Original mouldings are one of the things that make these houses, so we work up to them and protect them rather than boarding straight over. It takes longer, and we’ll say so in the price.
We’d always recommend finding the cause first. Plaster over active damp will stain and blow within months. In this sort of housing it’s very often a blocked gutter, failed pointing or a bridged damp course rather than anything dramatic.
It depends on the size of the job, what's already there and how much preparation it needs, which is why we visit before confirming a figure. You'll get an itemised written price with no obligation to go ahead.
